ARCHITECTURAL JOB CAPTAIN / CONSTRUCTION PROJECT COORDINATOR ROSEVILLE, CA OFFICE Position: Multifamily Architectural Job Captain / Construction Project Coordinator Location: Roseville, California Prestigious Multifamily Residential Design Build Architecture and Construction firm specializing in the design, development, construction, as well as property management of multifamily and senior assisted living communities; actively seeks skilled and experienced Architectural Job Captain / Construction Project Coordinator for our thriving Roseville, CA office. This is a long-term full time career opportunity. The successful and ideally qualified Architecture Job Captain / Construction Project Coordinator must have both architectural and construction industry background and experience pertaining to the architectural design, development, construction document production, and construction of multifamily residential development construction projects. ARCHITECTURAL JOB CAPTAIN / CONSTRUCTION PROJECT COORDINATOR JOB RESPONSIBILITIES: Multifamily Architectural Job Captain / Construction Project Coordinator customarily and regularly exercises discretion and independent judgment in conjunction with the Vice President of Architecture, Manager, Architectural Development (Architectural Managers) and Product Design Manager, to manage the firm's multifamily residential development activities for both new construction and major renovation projects. Multifamily Architectural Job Captain / Construction Project Coordinator will direct the work of multifamily project consultants both in the preparation of schematic design documents required to obtain project entitlements, as well as the production of architectural construction documents required to obtain approvals and permits necessary for the start of construction. This position will then continue to offer direction and support to our internal Construction Management team during the construction phase of projects. The essential functions of the Multifamily Architectural Job Captain / Construction Project Coordinator include the following: - Directing consultants in the development and production of schematic design documents through construction documents in conjunction with the Architectural Managers and Product Design Manager. Reviewing project plan documentation to ensure acceptable construction practices, methods and materials are in conformance with applicable local and state codes while maintaining the standards and quality level of the company. - During construction, acting as the Development Department representative to consultants and our firms Construction Management in: Ensuring the latest plan sets are utilized. Collecting backup information for RFI's. Providing written communications of findings and recommendations for updates and revisions. Directing the consultant team in preparing ASI's, bulletins, and delta revisions. Once documentation is complete, obtain jurisdictional approvals for these revised documents and communicate these revisions to our firms Construction Management in accordance with firm processes. Manage project consultant team submittal review process or directly review and respond to submittals as required. - Preparing, managing and updating development budgets and cash flows for architecture and engineering activity on a monthly basis for multiple projects, including reviewing and approving project consultant invoices. - Preparing requests for professional services (RFP's) and reviewing responses. Recommending to the VP of Architecture consultants to be hired. Drafting contracts and ensuring their execution following selection. - Managing the Master Project Specification Check List (PSCL). Researching new and alternate specifications. Using FileMaker, maintain specification library and PSCL for multiple projects. - Managing and responding to document requests from Acquisition and Finance Departments. - All other duties as assigned. Multifamily Architectural Job Captain / Construction Project Coordinator Skills, Qualifications and Experience Needed: Education/Experience: - 4 year college degree in Business, Planning, Architecture, Engineering or equivalent work experience (Preferred) - Minimum of 5 years of experience working in the field of multifamily development, architecture and/or construction. - Past architectural or construction industry experience pertaining to affordable and market rate multifamily housing projects is a plus. Skills: - Working knowledge of latest architectural design trends. - Working knowledge of current construction methods and practices. - Working knowledge of local and California building codes. - Ability to read, interpret and communicate architectural construction documents as well as civil, mechanical, plumbing, electrical and structural plans. - Ability to prioritize and manage multiple projects or assignments and meet firm deadlines. - Innovative, creative, detail oriented, and flexible to changing environments. - Strong verbal and written communication skills. - Ability to work in a collaborative team environment. - Experience in Microsoft Office Products Suite as well as Adobe Photoshop and Bluebeam is a plus - Strong Organizational skills. - Self-Motivated COMPANY SNAPSHOT: Established in the early 1980's our firm has grown to be a leader in the affordable multifamily housing market.
